Planning Commission Meeting The Palmer Lake Planning Commission was called to order by Chairperson John Cressman at 7:03 p.m. in the Palmer Lake Town Hall. Attendees:
ITEM #1: Call to Order: 7:01 p.m. ITEM # 2: Approval of Minutes for December 17, 2003 COMMISSIONER TROMBLEY MADE A MOTION TO APPROVE MINUTES FROM DECEMBER 17, 2003, SECONDED BY COMMISSIONER COOPER. MOTION CARRIES UNANIMOUSLY. ITEM #3: Comments by Commissioners, Staff or Public on items not on the agenda Mark Ennis - 88 Highway 105 - Concerns regarding proposed building to go in on vacant lot just west of the Bowling Alley. The issues are concerns over fire truck access. Mr. Ennis stated that he had made the changes that the Fire Department will be happy with. The Planning Commission had no problem with the proposed building and its uses. ITEM #4: Request to vacate the common lot line utility easement between lots 7 & 8 Lakeview Heights Subdivision - David & Mary Dawn Lander Mr. Lander is requesting that the common lot line the utility easement between lots 7 & 8 be vacated. COMMISSIONER BROWN MADE A MOTION TO RECOMMEND TO TOWN COUNCIL THE APPROVAL REQUESTING THAT THE COMMON LOT LINES AND UTILITY EASEMENT BE VACATED BETWEEN LOTS 7 & 8; LAKEVIEW HEIGHTS SUBDIVISION, SECONDED BY COMMISSIONER HAMMOND. MOTION CARRIES UNANIMOUSLY. ITEM # 5: Request for a Conditional Use in a CC Zone for single family residents - Michael Brennan Mr. Brennan was unable to attend so Mr. Steve Zielski was there to represent the project. Mr. Brennan would like to place a modular home on the lot known as 0 Lower Glenway. COMMISSIONER HAMMOND MADE A MOTION TO RECOMMEND TO TOWN COUNCIL THE APPROVAL OF THE CONDITIONAL USE WITHIN A CC ZONE FOR A SINGLE FAMILY RESIDENT, UNDER THE STIPULATION THAT SIGNIFICANT IMPROVEMENTS ARE MADE TO THE HOME TO FIT MORE CONSISTENTLY WITHIN THE NEIGHBORHOOD INCLUDING THE STREET SIDE SECONDED BY COMMISSIONER COLEMAN. MOTION CARRIES UNANIMOUSLY. ITEM# 6 & ITEM #7: Request for a Conditional Use in an R3 Zone for a Family Development (40 Columbine) and a Child Development Center (90 Pie Corner) - Becky Albright and Jess and Maria Smith Commissioner Hammond recused herself from the Commission and will not be voting on this Agenda Items. WITHDRAWN BY APPLICANT COMMISSIONER HAMMOND MADE A MOTION TO ADJOURN AT 9:45 PM, SECONDED BY COMMISSIONER COLEMAN. MOTION CARRIES UNANIMOUSLY. Approved as written or amended on February 18, 2004.
