Planning Commission Meeting The Palmer Lake Planning Commission was called to order by Chairperson Jan Bristol at 7:06 p.m. in the Palmer Lake Town Hall. Attendees: Commissioners
AUDIENCE: 100+ ITEM #1: Call to Order: 7:11 p.m. ITEM #2: Comments by Commissioners, Staff or Public on items not on the agenda Shawn Demerast - 500 Academy Road; Request that the Planning Commission make a request to Town Council to change the M1 Zone. She is concerned about the current zone changes that were made. ITEM # 3: Request for a Vacation of a Utility Easement - Forest View Estates - Richard Wilcox Don Quantanna represented the owner Richard Wilcox. Mr. Quantanna asked the commission to vacate the utility easement located on Lot 2 Forest View Estates. The easement has no baring on any utilities being put on the property. COMMISSIONER CRESSMAN MADE A MOTION TO RECOMMEND TO TOWN COUNCIL TO APPROVE THE REQUEST TO VACATE THE UTILITY EASEMENT LOCATED ON LOT 2 FOREST VIEW ESTATES, SECONDED BY COMMISSIONER LEASURE. MOTION CARRIED UNANIMOUSLY. ITEM #4: Request for a Minor Subdivision - 855 Highway 105- The Bowling Alley @ Palmer Lake - Roger Overby. Mr. Overby asked the Planning Commission to recommend to Town Council the approval of the Minor Subdivision of his property at 855 Highway 105. The subdivision would make it possible for him to sell the other parcel. COMMISSIONER CRESSMAN MADE A MOTION TO RECOMMEND TO TOWN COUNCIL THE REQUEST FOR A MINOR SUBDIVISION LOCATED AT 855 HIGHWAY 105 - THE BOWLING ALLEY @ PALMER LAKE, UNDER THE STIPULATION THAT A NEW PLOT PLAN BE RESENTED TO THE TOWN COUNCIL AS PRESENTED ON MARCH 14, 2001, SECONDED BY COMMISSIONER HAMMOND. MOTION CARRIED UNANIMOUSLY. ITEM #5: Request for a Minor Subdivision - 585 Highway 105 - Beverly Miller Mr. Dave Miller represented his wife in asking the Planning Commission to please recommend to Town Council the approval of his request for a minor subdivision located at 585 Highway 105. The property would be split into 2 (1 - 5 acre and 1 - 7 acre) lots. There is a current house located on one of the lots and would remain and another residence would be built on the other. Jackie Hall granted Mr. Miller with a letter granting him accesses off of HWY 105 for both properties. Mr. Miller is not sure of when the second residence will be going up. COMMISSIONER TROMBLEY MADE A MOTION TO RECOMMEND TO TOWN COUNCIL THE APPROVAL FOR THE REQUEST FOR A MINOR SUBDIVISION LOCATED AT 585 HIGHWAY 105, SECONDED BY COMMISSIONER HARRIS. MOTION CARRIED UNANIMOUSLY. ITEM #6: Request for a Conditional Use in an M1 Zone for a Batch Plant - Transit Mix - Bob Brewster. Mr. Brewster on behalf of Transit Mix submitted a letter to Planning Commission asking for a continuance until further notice to weigh other options. The following residences had concerns about the continuance, how to change the current zoning, the impact on Palmer Lake, postings and publications for the next meeting, money issues and various other issues concerning Transit Mix.
Commissioner Bristol thanked everyone for attending the meeting and assured the audience that no agenda item is taking lightly and no vote is hurried. Also the no other comments would be heard without a representative from Transit Mix is present. COMMISSIONER HARRIS A MOTION TO ADJOURN AT 8:26PM, SECONDED BY COMMISSIONER HAMMOND.
