Planning Commission Meeting
April 21, 2004

The Palmer Lake Planning Commission was called to order by Chairperson John Cressman at 7:02 p.m. in the Palmer Lake Town Hall.

ITEM #1: Call to Order: 7:02 p.m.

ITEM # 2: Comments by Commissioners, Staff or Public on items not on the agenda

Tom Martinez - 753 Westward Lane - Has there been any conclusion on whether the Town of Palmer Lake or the Railroad owns the alley behind the proposed project for Randy Jones?

Mrs. Berreth (Planning Commission Secretary) - We are at a stand still playing phone tag with the Railroad. The earliest that this project could be heard if the Railroad calls back and states that YES the alley in question is the Town of Palmer Lakes property would be June. Look for posting on the property, in the Tribune and at the Post Office.

ITEM #3: Approval of Minutes from March 17, 2004

COMMISSIONER TROMBLEY MADE A MOTION TO APPROVE THE MINUTES FROM MARCH 17, 2004, SECONDED BY COMMISSIONER SOLHEIM. MOTION CARRIES UNANIMOUSLY.

ITEM #4: Request for Street Right of Way Vacation - Fair St. - Wilma French represented by Nikki McDonald

Nikki McDonald - 55 Valley Crescent -My sister-in-law is currently in the process of purchasing the Kennel and vacant land from Wilma French. We are requesting that Fair St. be vacated in order to make all of the lots contiguous with one another. Fair St. is currently platted but not built. Bob Radosevich/Roads Supervisor does not have a problem with vacating this street.

COMMISSIONER TROMBLEY MADE A MOTION TO RECOMMEND TO TOWN COUNCIL THE APPROVAL FOR THE VACATION OF FAIR ST., SECONDED BY COMMISSIONER SOLHEIM. MOTION CARRIES UNANIMOUSLY.

ITEM # 5: Request for a conditional use within a C1 Zone for 2 Single Family Residents- 71054-18-001 Lots 1-16 Inc, Blk 12 Trinity Addition Palmer Lake - Wilma French represented by Nikki McDonald

Nikki McDonald - 55 Valley Crescent - Being that Wilma is selling her house along with the Kennel she needs some where to live and would like to place a home on her property located on Mystic Lane (71054-18-001; Lots 1-16). Wilma will eventually break those lots into half. Her sister would someday like to build a house as well. Wilma's house would be placed on lots 7-16. Her sister would have 1-6.

COMMISSIONER BROWN MADE A MOTION TO RECOMMEND TO TOWN COUNCIL THE APPROVAL OF THE CONDITIONAL USE WITHIN A C1 ZONE FOR TWO (2) SINGLE FAMILY RESIDENTS, SECONDED BY COMMISSIONER COOPER. MOTION CARRIES UNANIMOUSLY.

COMMISSIONER SOLHEIM MADE A MOTION TO RECOMMEND TO TOWN COUNCIL THE APPROVAL OF DENISE CORNELL AND GARY ATKINS TO FILL THE 2 VACANT PLANNING COMMISSION SEATS, SECONDED BY COMMISSIONER TROMBLEY. MOTION CARRIES UNANIMOUSLY.

COMMISSIONER TROMBLEY MADE A MOTION TO ADJOURN AT 7:20PM, SECONDED BY COMMISSIONER SOLHEIM. MOTION CARRIES UNANIMOUSLY.

Approved as written or amended on June 16, 2004.
