Planning Commission Meeting
July 17, 2007

The Palmer Lake Planning Commission was called to order by Chairperson Cressman at 7:07 p.m. in the Palmer Lake Town Hall.

ITEM #1: Call to Order: 7:07 p.m.

ITEM # 2: Comments by Commissioners, Staff or Public on items not on the agenda

No public input

ITEM # 3: Minutes approval from June 20, 2007

Commissioner Martin made a motion to approve the minutes form june 20, 2007 seconded by Commissioner Solheim. Motion carries unanimously

ITEM # 4: Request for a sign permit for PinZ Bowling - Bowling Alley

Commissioner Martin made a motion to recommend to town council the approval of the sign permit for PinZ, seconded by Commissioner Solheim. Motion carries unanimously

ITEM# 5: Request for a Minor Subdivision - Elephant Rock Acres Replat (71100-11-005; Lot 2 Blk 9)
825 Circle Road - Cedar Canyon Investments
Represented by - Jody Newton/Masterworks
Subdivide lot 2 into 3 parcels
Commissioner Atkins concerns:

  1. No second access (town vacated a portion of Meadow Lane) originally platted
  2. 25 homes already built - 33 homes at build out
  3. No fire hydrants
  4. Private wells
  5. Difficult for town to maintain

Commissioner Solheim made a motion to table until the August Meeting the request for Elephant Rock Acres Replat Seconded by Commissioner Martin. Motion carries unanimously.

ITEM #6: Request for a Vacation and Replat - Re-Filing Lakeview Heights Unit 1 - 0 Lake Ave (lots 9 & 10)
Vacate interior utility easement/Replat into 1 lot

Commissioner Solheim made a motion to recommend to Town Council the Vacation and Replat Re-Filing Lakeview Heights Unit 1 Lots 9 & 10 (utility easement and combine 2 lots) SECONDED by commissioner Martin. Motion carries unanimously.

ITEM #6: Request for a Vacation and Replat - Re-Filing Lakeview Heights Unit 1 - 0 Lake Ave (lots 4 & 5)
Vacate interior utility easement/Replat into 1 lot

Commissioner Martin made a motion to recommend to Town Council the Vacation and Replat Re-Filing Lakeview Heights Unit 1 Lots 4 & 5 (utility easement and combine 2 lots) with the stipulation as set forth by Palmer Lake Sanitation District and approval from Aquila regarding the gas main. seconded by commissioner Solheim. Motion carries unanimously.

Commissioner Solheim made a motion to adjourn at 8:47 p.m., Seconded by Commissioner Atkins. Motion carries unanimously.

Approved as written or amended on August 8, 2007.
