The Palmer Lake Planning Commission was called to order by Chairperson Cressman at 7:07 p.m. in the Palmer Lake Town Hall.

ITEM # 3: Minutes approval from July 17, 2007

Commissioner Martin made a motion to approve the minutes form July 17, 2007 seconded by Commissioner Brown. Motion carries unanimously

ITEM# 4: Request for a Minor Subdivision - Elephant Rock Acres Replat (71100-11-005; Lot 2 Blk 9)
825 Circle Road - Cedar Canyon Investments
Represented by - Jody Newton/Masterworks
Subdivide lot 2 into 3 parcels
Commissioner Atkins concerns:

1. No second access (town vacated a portion of Meadow Lane) originally platted
2. 25 homes already built - 33 homes at build out
3. No fire hydrants
4. Private wells
5. Difficult for town to maintain

Commissioner Cooper made a motion to recommend to Town Council the approval of the minor subdivision - Elephant Rock Acres Replat - 825 Circle Road seconded by Commissioner Martin. Motion carries 4 ayes and 1 nay.

Commissioner Cooper made a motion to adjourn at 7:40 p.m., Seconded by Commissioner Brown. Motion carries unanimously.

Approved as written or amended on September 12, 2007.
